COVID-19 Advisory

As of September 1, we can confirm another positive case of COVID-19 in Jazz Residences, Tower A.

The patient has undergone prescribed protocol procedures and currently getting proper medical attention.

We shall continue with our daily disinfection of all our common areas.

We encourage our residents to take part in our social distancing efforts as well as to strictly comply with our health and safety protocols.

We are in direct communication with the Department of Health and all relevant authorities and are well equipped and ready to respond to emergencies related to COVID-19.

3/F Tower B Elevator Lobby Tiling

As part of our common area improvement projects, please be advised that we will be retiling our parking elevator lobbies. In line with this, we will temporarily deactivate the access to the 3/F of Tower B and close the elevator landing area from September 7 – October 7, 2020. Noisy works is to be expected from 9:00 AM to 5:00 PM.

Residents will be allowed to use the fire exit stair or vehicle ramp to access the affected area.

COVID-19 Cases Update

We would like to update you on the reported positive COVID-19 cases in Jazz Residences:

Patient 1: Died with pre-existing condition.
Patient 2: Died with pre-existing condition.
Patient 3: Recovered.
Patient 4: Recovered.
Patient 5: Recovered.
Patient 6: Recovered.
Patient 7: Recovered.
Patient 8: Recovered.
Patient 9: Recovered.

All confirmed cases are NOT contracted in Jazz Residences premises based on the contact tracing and investigation conducted by Makati City Epidemiology and Disease Surveillance Unit (CESU).

Given this condition, please be advised that the following preventive measures have been continuously and strictly undertaken by the Corporation.

  1. Mandated hand sanitation prior to entry in the property.
  2. Temperature scanning at all lobby entrances.
  3. Mandated usage of footbath when entering all main and parking lobbies.
  4. Hourly disinfection of common areas such as, but not limited to, lobbies, elevator car interiors, comfort rooms, and amenities (gym, lounges, etc.).
  5. Closure of amenities and implementation of curfew in the common areas.
  6. Implementation of social distancing in the common areas and inside the elevator cars.
  7. Mandatory wearing of face masks in common areas.
  8. Move-in and move-out of tenants and endorsement of guests are temporarily suspended.
  9. Coordination with local health authorities for the enforcement of protocol and monitoring of affected patients.

Unit Pest Control Tips

The PMO has been receiving several concerns from residents on pest infestation, particularly cockroaches, inside their residential units. We would like to reiterate that pest control/management inside units is the responsibility of unit owners/residents. JRCC is currently engaged with a pest control service provider for the control of pests in common areas. Unit owners/residents may also avail the services of the existing pest control contractor of JRCC for the treatment of their units for free. Please coordinate with the PMO for scheduling.

Below are some pest prevention tips that unit owners/residents may do in order to lessen, if not eliminate, pests inside the units:

  1. Clean your unit daily. Fallen breadcrumbs and spilled drinks are the best attractants for the pests.
  2. Properly store food. Fruits and other smelly foods attract pests.
  3. Seal all holes, cracks, crevices, and door gaps as they serve as entry point for pests such as ants, cockroaches, bed bugs, and even rats.
  4. Get rid of stagnant water.
  5. Empty and clean garbage cans regularly.
  6. There are products like cockroach baits available in the market that may be deployed inside the unit.
  7. Residents are enjoined to properly dispose wastes.
    For Tower A and Tower C: Placing of garbage bag/s outside the units are only allowed upon hearing the bell during the prescribed schedule of garbage pick-up.
    For Tower B and Tower D: Placing of garbage bag/s outside the units and/or in the common areas of the building is strictly prohibited.

Wearing of Face Shield

With the recent government mandate of wearing face shields in public places including, but not limited to, public transportation, work places and commercial centers, Jaza Residences Condominium Corporation encourages all unit owners, tenants to wear face shields when in the Common Areas of the property. Face shields should be worn with a face mask and must completely cover the sides and length of the face as prescribed by the World Health Organization (WHO).

General Community Quarantine Guidelines

With the recent announcement of the government that the National Capital Region will be under General Community Quarantine (GCQ) starting June 1, 2020, please be advised of the following guidelines that will be observed by Jazz Residences Condominium Corporation effective immediately:

A. Unit Leasing and Guest/Visitor Acceptance
  1. Long Term Tenants (with minimum lease term of 1 month): Move-in shall be allowed and processed by the Property Management Office (PMO).

    a. List of requirements:

    i. Notarized Lease Agreement.
    ii. Photocopy of Government-issued identification card of the Lessor and Lessee (passport for foreigners).
    iii. Health and Travel History Declaration Form.
    iv. New occupants, foreigners and overseas Filipinos with international travel history for the past 14 days must agree to undergo 14-day home quarantine inside the unit. This requirement may be waived if the person submits copy of COVID-19 negative test result or certificate of completion of mandatory fourteen (14) days quarantine issued by Department of Health (DOH) or Local Government Unit (LGU) (consistent with the Inter-Agency Task Force (IATF) and LGU Guidelines).
    v. Accomplished Move-in Form.
    vi. Accomplished Tenant Information Sheet Form.

    b. Complete requirements shall be submitted in only one (1) message to email address jazz.admin@greenmist.ph at least one (1) day before the actual move-in following the subject format: PROPERTY_BUILDING_UNITNO_MI (Ex: JAZZ_TOWERA_001_MI).

    c. Cut-off of requirements submission shall only be until 4:00 PM of the day prior to move-in date.

    Example: Target move-in date is August 2, 2020
    • Complete requirements should only be submitted up to 4:00 PM of August 1, 2020.
    • If requirements are submitted beyond 4:00 PM of August 1, move-in shall be scheduled on August 3, 2020.

    d. Only emails from registered email addresses of unit owners/tenants and SPAs shall be processed. Manual/Walk-in application shall not be accommodated.

    e. The PMO shall reply via email with signed Move-in Form signifying approval.

    f. The tenant shall bring a printed copy of the approved Move-in Form upon arrival in the property.

    g. Unit Owners can only process move-in of new tenant after 30 days from the last approved move-in date of previous tenant.

  2. Visitors are not allowed (consistent with LGU guidelines).
B. Unit Viewing
  1. Viewing of units will be limited to only the broker, the owner (or authorized representative) and client (consistent with LGU guidelines).
C. Returning Residents
  1. All returning residents are required to fill-up health declaration form (consistent with LGU guidelines).
  2. Rapid test and 14-days quarantine are required to those returning from abroad. Residents that are coming from an identified high risk areas are required to undergo 14-days quarantine (consistent with LGU guidelines).
D. Unit Renovation and Repairs
  1. Unit Repairs

    a. Repairs inside the unit shall be allowed upon submission of filled out Work Permit Form.

    b. Completely filled out Work Permits should be submitted in only one (1) message to email address jazz.admin@greenmist.ph at least one (1) day before the actual start of work following the subject format: PROPERTY_BUILDING_UNITNO_WP (Ex: JAZZ_TOWERA_001_WP).

    c. Repairs inside the unit shall be allowed upon submission of filled out Work Permits.

    d. Only emails from registered email addresses of unit owners/tenants and SPAs shall be processed. Manual/Walk-in application shall not be accommodated.

    e. The PMO shall reply via email with signed Work Permit Form signifying approval.

    f. The worker(s) shall bring a printed copy of the approved Work Permit upon arrival at the property.

    g. Worker(s) should only be 21 to 59 years old and shall be subjected to COVID-19 protocols of the property.

    h. Once worker(s) are allowed inside the unit, no workers shall be allowed to go out until end of the work schedule or work completion. All necessary materials, food, and water should already be brought in the unit at the start of the day to avoid personnel going in and out of the unit.

    i. Strictly no overtime works and no stay-ins shall be allowed.

    j. All worker(s) should wear proper Personal Protective Equipment (PPE) at all times.

  2. Unit Renovations

    a. Unit renovations shall be allowed following the existing guidelines/procedures of the Condominium Corporation (please refer to House Rules & Regulations of Jazz Residences Condominium Corporation)

    b. Strictly no overtime works and no stay-ins shall be allowed.

    c. Unit Owners should also comply with the existing requirements of the Local Government Unit (LGU) through the Office of the Building Official (OBO).

E. Amenities
  1. Function rooms, conference rooms, videoke room and fitness gym shall remain closed until further notice (consistent with LGU guidelines).
  2. Jogging path and other outdoor common areas for limited outdoor exercise shall remain open, with safety protocols of 2m distancing and wearing of face mask at all times.
  3. Swimming pools will be operational from 6:00 AM to 6:00 PM with safety protocols of 2m distancing and a maximum of 10 swimmers per pool at any given time.
F. Implementation of Preventive Measures to Control Virus Spread
  1. Temperature scanning:

    a. Unit Owner/Tenant:

    • Without fever, will be allowed to enter the property.
    • With fever but no other signs of COVID-19 symptoms, will be allowed to enter the property and for close monitoring of PMO.
    • With fever and with other signs of COVID-19 symptoms, PMO will do the following:
      - If sick person is cooperative, PMO to assist by calling ambulance to transport to the nearest hospital.
      - If sick person is not cooperative, PMO will closely monitor the resident for isolation and will report to the nearest hospital.

  2. Mandatory hand sanitizing prior to entering the property.
  3. Footbath for footwear disinfection prior to entering the property.
  4. Mandatory wearing of facemask for all residents/occupants when going out of the unit.
  5. Social distancing measures:

    a. Maximum of four (4) persons per trip per elevator. Floor markers are provided as guide.

    b. Group huddles (consist of more than 10 persons) observed at common areas shall be politely dispersed.

    c. Number of people inside the PMO shall be limited to ensure proper social distancing measures are observed. Sneeze guards shall also be provided at the table of front liners to protect them and all those transacting with them.

    d. Utilization of available payment options in lieu of over-the-counter transactions to the Payment Center is highly encouraged.

    e. Condominium Corporation regular activities (parties, religious activities, members meetings) may be postponed to next year. (Should follow guidelines of the Government.)

    f. Residents are not allowed to leave the building without the following (consistent with LGU guidelines):
    • Quarantine/Barangay Pass or Company ID
    • Face mask

Mandatory Wearing of Face Masks and Social Distancing Protocols

As we prioritize the safety of all residents, please be informed that the Board of Trustees approved the imposition of penalties for the non-compliance of our COVID-19 safety protocols on wearing of face masks at common areas and social distancing measures on the elevator usage.

Effective June 1, 2020, failure to comply on our safety protocols shall have the corresponding penalty:

Work Resumption Guidelines

Subsequent to the announcement of the government that the National Capital Region will be under Modified Enhanced Community Quarantine (MECQ) starting May 16, 2020, please be advised of the following guidelines:

Property Management Office (PMO) Operations

The PMO shall resume operations on May 18, 2020 (Monday), following the new schedule released last February 18, 2020.

Upon opening of the PMO, the following transactions shall also resume. Please note that these are based on the latest released IATF Transition Guidelines which shall take effect from May 16 to 31, 2020. This may change based on future announcements that will be released by the government:

  1. Accepting and processing of customer concerns and queries either via email/telephone or visit to PMO.
  2. Processing of gate passes for deliveries.
  3. Processing of work permit for repairs inside the units (Unit renovation is still not allowed).
  4. Processing of move-in for Guests/Tenants: PMO will only allow move-in for long-term guests/tenants with a minimum of 1 month contract if bookings were made on or before May 1, 2020.
  5. Accepting reservations for function rooms/lounges/conference rooms/KTV rooms for gatherings with a maximum of 5 attendees.
  6. Preparation and sending of monthly Statement of Accounts (SOAs).
  7. Contacting customers in relation to their billing and payment concerns.
  8. Accepting over-the-counter payments.
  9. Resumption of in-house common area maintenance works and projects that were postponed.
  10. Resumption of Condominium Corp. projects engaged to third party contractors/suppliers.
  11. Opening of jogging path and other outdoor common areas for limited outdoor exercise (e.g. outdoor walk, jog/run) with safety protocols of 2 meters distancing and wearing of mask at all times.

Continuous Implementation of Preventive Measures to control Virus spread

The preventive measures that were set-up or implemented during the ECQ shall still continue up to the end of the year (May still change depending on IATF guidelines that will be released from time to time).

  1. Temperature scanning
    a. For Visitors (who will not stay overnight) and Guests (who are accompanied by owners):
       • Without fever, will be allowed to enter the property.
       • With fever (> 37.5C), will not be allowed to enter the property.

    b. Unit Owner/Tenant:
       • Without fever, will be allowed to enter the property.
       • With fever but no other signs of *COVID-19 symptoms, will be allowed to enter the property and for close monitoring of PMO.
       • With fever and with other signs of *COVID-19 symptoms, PMO will do the following:
          a. If sick person is cooperative, PMO to assist by calling ambulance to transport to the nearest hospital.
          b. If sick person is not cooperative, PMO will closely monitor the resident for isolation and will report to the nearest hospital.
  2. Mandatory hand sanitizing prior to entering the property.
  3. Footbath for footwear disinfection prior to entering the property.
  4. Mandatory wearing of facemask for all residents/occupants when going out of the unit.
  5. Social distancing measures

    b. Early closure of lobby airconditioning units and reduction of lobby lighting by 8:00PM.
    c. Group huddles (consist of more than 5 persons) observed at common areas shall be politely dispersed.
    d. Number of people inside the PMO shall be limited to ensure proper Social distancing measures are observed. Sneeze guards shall also be provided at the table of frontliners to protect them and all those transacting with them.
    e. Utilization of available payment options in lieu of over-the-counter transactions to the Payment Center is highly encouraged.
    f. Condominium Corp. regular activities (parties, religious activities, members meetings) may be postponed to next year. (Should follow guidelines of the Government.)

Maka-tulong 5K Benefit Program of Makati City

The local government of Makati City has announced the "MAKA-TULONG 5K FOR 500K PROGRAM", this program aims to provide PhP 5,000.00 assistance for all qualified residents of Makati City.

Who are qualified to avail the program?

  • Must be a Makatizen Card Holder who is 18 years old and above
  • Must be a Yellow card holder or;
  • Must be a Registered Voter of Makati

How to apply?

  • Download the Makatizen App or;
  • Log in to www.proudmakatizen.com website or;
  • Submit application form with copy of the government issued ID (form is available at all main lobbies)

The Property Management Office will submit the filled up application form with the copy of the Government issued ID to Barangay Bel-Air for their processing.

Postponement of PMO Opening

Due to the recent announcement of the government placing the entire National Capital Region (NCR) under Modified Enhanced Community Quarantine (MECQ) instead of General Community Quarantine (GCQ) starting May 16, 2020, please be advised that we shall be postponing the originally announced opening of the Property Management Office (PMO) on May 16, 2020 to a later date since there is a need to finalize transportation arrangements for our PMO staff. Public transportation will still be unavailable during MECQ.

We shall release an announcement within the week of May 18-22 once all necessary arrangements are finalized.

All Residents of Barangay Bel Air

From Barangay Bel-Air: Please be informed of the following:

  • Starting today, May 9, 2020, all lost Enhanced Community Quarantine (ECQ) Passes will not be replaced. Any excuse will not be entertained.
  • Members of the Diplomatic Corps are covered by ECQ rules. Anyone caught violating any Of the rules can be cited by the Philippine National police (PNP) or the Local Government Unit for ECQ violation.
  • Motorists, especially in Salcedo Village and Malugay caught disregarding traffic rules will be fined accordingly.
  • Non observance of curfew hours (from 8PM to 5AM) of anyone including business establishments will be subject to heavy fines and/ or jail term.

Continuous Implementation of Preventive Measures to control Virus spread

Further, the preventive measures that were set-up or implemented during the ECQ shall still continue up to the end of the year (May still change depending on IATF guidelines after ECQ).

  1. Temperature scanning
    a. For Visitors (who will not stay overnight) and Guests (with authorization or accompanied by Owners):
       • Without fever - will be allowed to enter the property.
       • With fever (37.50C and above) – will not be allowed to enter the property.

    b. Unit Owner/Tenant:
       • Without fever - will be allowed to enter the property.
       • With fever but no other signs of *COVID-19 symptoms – will be allowed to enter the property and for close monitoring of PMO.
       • With fever and with other signs of *COVID-19 symptoms – PMO will do the following:
          a. If sick person is cooperative, PMO to assist by calling ambulance to transport to the nearest hospital.
          b. If sick person is not cooperative, PMO will closely monitor the resident for isolation and will report to the nearest hospital.
  2. Mandatory hand sanitizing prior to entering the property.
  3. Footbath for footwear disinfection prior to entering the property.
  4. Mandatory wearing of facemask for all residents/occupants when going out of the unit.
  5. Social distancing measures
    a. Maximum of 5 persons per trip per elevator. Floor markers are provided as guide.
    b. Early closure of lobby airconditioning units and reduction of lobby lighting by 8:00PM.
    c. Group huddles observed at common areas shall be politely dispersed.
    d. Number of people inside the PMO shall be limited to ensure proper Social distancing measures are observed. Sneeze guards shall also be provided at the table of frontliners to protect them and all those transacting with them.
    e. Utilization of available payment options in lieu of over-the-counter transactions to the Payment Center is highly encouraged.
    f. Condominium Corp. regular activities (parties, religious activities, members meetings) may be postponed for next year. (Should follow General Community Quarantine (GCQ) guidelines of the Government.)

In view of the incident that happened at Tower D last April 30, 2020, please be advised that the Ground Floor Lobby of Tower D will be inaccessible until further notice. With this, please see directions below for your temporary property access:

  • For egress, proceed to 2/F elevator lobby then transfer to your preferred podium lobby. We recommend the use of Amenity Elevators at Tower B serving G/F to 6/F.

Tower D Incident (Updated)

Following the incident of the detached ledge at the Jazz Residences, the affected area was immediately inspected and assessed by our structural engineers, technical consultants and engineers from the LGU and housing regulators. The detachment was restricted to a concrete ledge - an aesthetic feature on the exterior wall of the podium. The unanimous conclusion is that the residential buildings and the mall are safe, structurally sound and fit for occupancy.

We apologize for the distress and inconvenience caused by the incident and assure our valued residents and homeowners that your peace of mind is our priority. We remain committed to building safe residences of uncompromised structural integrity and providing pleasant and comfortable homes for you and your families.

Tower D Incident

Following the incident of the detached ledgeon the parking level of Jazz Mall, a thorough walk through of the mall premises and residential buildings was conducted by the structural consultant, Sysquared & Associates and representatives of the LGU of Makati .

It was concluded that the incident does not affect the structural integrity of the development and that the buildings are safe for occupancy.

We are relieved to report that, apart from two people who sustained minor abrasions, there were no casualties resulting from this event.

The cause of the incident is under investigation and we will take whatever measures necessary to address the situation and avoid any recurrence.

Pleased to inform you that Jazz Hypermarket has approved our request to provide a special lane for our residents. For your reference please see below guidelines:

  1. Residents’ Special Lane is from 8:30AM to 9:00AM and a maximum of 40 residents shall be accommodated. Non-residents will be allowed entry by 9:00AM until closing.
  2. All residents must present their RFID card as proof of residency upon entry.
  3. Special lane will be implemented starting April 25, 2020 (Saturday).
  4. Entry point is from BDO to Mingxuan (near Tower A GF Lobby) only.
  5. Everyone must wear face masks.

COVID-19 Case Update

We would like to update you on the reported positive COVID-19 cases in Jazz Residences:

Patient 1: Monitoring was transferred to Quezon City (patient's permanent address).
Patient 2: Died with pre-existing condition.
Patient 3: Mild case and asymptomatic.
Patient 4: Mild case and asymptomatic. Patient must undergo confirmatory swab test.

  • All confirmed cases are found to be NOT locally contracted in Jazz Residences based on the contact tracing and investigation conducted by Makati City Epidemiology and Surveillance Unit (CESU).
  • Contact tracing has been completed by Property Management Office and Makati City CESU prior to releasing the advisory. Notice of self-quarantine for the affected and concerned mild cases were sent directly by CESU, hence violation of the directive is an offense.
  • Thorough disinfection has been conducted upon confirmation of the case, which was verified by CESU.

Given this condition, please be advised that the following preventive measures have been continuously and strictly undertaken by the Corporation.

  1. Mandated hand sanitation prior to entry in the property.
  2. Temperature scanning at all lobby entrances.
  3. Mandated usage of footbath when entering all main and parking lobbies.

COVID-19 Updated Protocol

With the recent announcement of the government that the Enhanced Community Quarantine is extended until April 30, 2020, we would like to assure everyone that the Condominium Corporation is in full support of the measures being done by the government to contain the spread of the COVID-19 virus.

Given this, the following preventive measures have been and are continuously undertaken by the Corporation until deemed unnecessary:

  1. Information campaign through release of Health Reminders and COVID-19 protocols to all unit owners/residents via email blast and posting at strategic locations of the common areas and thru official Facebook Page at PMO – Jazz Residences Condominium Corp. and official website at www.jazzresidences.net.
  2. Mandated hand sanitation prior to entry in the property.
  3. Temperature scanning at all lobby entrances.
  4. Hourly disinfection of common areas such as, but not limited to, lobbies, elevator car interiors, comfort rooms, and amenities (gym, lounges, etc).
  5. Closure of amenities and implementation of curfew in the common areas.
  6. Implementation of social distancing in the common areas and inside the elevator cars.

Donation Drive For Stay-In Service Providers

To further show our appreciation for our tireless service providers who have chosen to continue to serve the Condominium Corporation (Condo Corp.) in spite of the difficulties our whole nation is experiencing, we are knocking at your kind hearts for donations that will help support the daily needs of our service providers who have remained with us and away from their respective families.

The Condo Corp. shall be accepting donations preferably in kind such as canned goods, fruits, vitamins, beddings, toiletries, and other basic necessities. All donations shall be accepted at the Lobby/ies by our reception staff.

Home Quarantine Directive

In view of the directive from Barangay Bel-Air to disallow any jogging activities, please be advised that the Board of Trustees have approved to disallow the use of our jogging path to jog and any walking recreational activity during the Enhance Community Quarantine effective immediately.

COVID-19 Additional Preventive Measures

Aligned with the government’s directives and efforts to curb the spread of the COVID-19 virus, we are taking additional steps in the property to help keep our residents from potential exposure.

  • Limiting the number of passengers inside the elevator cars to a maximum of five (5) per trip as part of our "Social Distancing" measures. Notices shall be posted and elevator car floorings shall be provided with markers to guide passengers.
  • In relation to the curfew imposed by the government, which is from 8:00PM - 5:00AM, we shall reduce the lights and turn-off the airconditioning system of our lobbies by 8:00PM to encourage all unit owners/residents to remain inside their units during the curfew period.
  • Hand sanitizer dispensers shall be provided at the entrances for ready access to people entering the property. Our security personnel shall require everyone to sanitize prior entry.

Quarantine Pass Registration

In view of the on-going Enhanced Community Quarantine, Barangay Bel-Air is strictly implementing a Quarantine Pass. Quarantine Pass ensures that the movement of people within Barangay is limited to one household representative only.

In line with this, the Property Management Office’s representatives will do a door to door registration for the Quarantine Pass starting March 21 to March 23, 2020 only. The list will then be forwarded to the Barangay for the allocation of Quarantine Pass.

Fire Safety Reminder

Safety is our utmost priority. As soon as an individual decides to reside/rent/occupy a unit he is deemed to have accepted the rules of the property and with it comes the responsibility of ensuring that nothing is done or neglected that can endanger the life of any individual.

Please observe the following fire safety regulations:

  • Never tamper with the fire safety devices. This not only voids the warranty but may render the device ineffective.
  • Please refrain from using lighted candles during power interruptions, instead use flashlights or battery operated lamps if needed to avoid any fire incidents.
  • Have at least 1-10lbs. Fire extinguisher inside the unit, visibly placed in the kitchen.
  • Give access to our fire inspectors during scheduled inspection of smoke detectors, sprinklers, fire extinguishers, and other safety devices.
  • Keep your entrance & exit points free from obstruction. Insurance representatives and fire inspectors observe these areas surreptitiously. Non-compliance, not only escalates insurance premium, but also creates a physical hazard.
  • During renovation works, ensure that your contractors have applied for necessary permits and that they abide by the House Rules and Construction Guidelines throughout the renovation works.
  • Clean your range hood regularly and have filters replaced periodically.

A single occupant who violates or ignores one of these regulations could weaken our fire safety defense.

Health Reminders

Your Safety is our Priority! Due to the coronavirus epidemic in other countries, we are sharing these health tips below to help protect YOU from contracting airborne virus and bacteria during these times.

Please seek immediate medical attention and treatment if symptoms of fever, coughs, colds, difficulty and shortness of breath persist. Wearing masks is also highly encouraged as this helps protect you from inhaling harmful germs and developing further complications. This will also avoid sick people from further spreading diseases to people around them. For hygiene reasons, use disposable masks and replace them when they get moist. Masks can only be worn for a maximum of eight hours and it is best to change them regularly so they can remain effective.

  1. All vehicles (refers to any motorized vehicles that are either two wheels, three wheels, or four wheels) are required to secure 2020 Vehicle Sticker and RFID Car Sticker.

  3. No vehicles shall be permitted to enter Jazz Residences Parking Floors without the JRCC 2020 Vehicle Sticker and RFID Car Sticker.

  5. 2020 Vehicle and RFID Car stickers are non transferrable, any unauthorized use and transfer shall have a penalty of PhP 1,000.00 (first offense), PhP 5,000.00 (second offense), Php 10,000.00 and recommended for cancellation of privileges for a period of no less than a month and/or until penalties are complied with .

In addition, starting March 30, 2020, only vehicles with 2020 Vehicle and RFID Car Sticker shall be allowed access thru 2nd Floor and Basement parking entrance .

Tenant’s Move In and Move Out Procedure

Please be advised that the approved move-in and move-out procedure based on our House Rules and Regulations section 2 shall strictly be implemented.

Move-In Procedure

At least one (1) week prior to move-in of the tenant, the following requirements shall be submitted to the Property Management Office:

  1. Accomplished Move-In Form
  2. Notarized copy of the Lease Agreement
  3. Photocopy of tenant’s two (2) valid IDs
  4. RFID Application

Move-Out Procedure

Two (2) weeks prior to move-out date, a unit owner must accomplish and sign the following:

  1. Move-out Form
  2. Gate Pass

Use of RFID

  • The numbers of RFID cards allotted per unit is based on their unit size as follows:
    - 39 sq.m. and below – Four (4) cards only
    - 40 sq.m. and above – Five (5) cards only
  • Upon move-out of the tenant, the tenant must surrender the RFID to the Property Management Office as part of their clearance.
  • No RFID cards shall be given to the new tenant unless RFID has been surrendered by the previous tenant.

SM Hypermarket Grocery Cart

To ensure smoothness in our property operations, please be advised that our Board of Trustees approved the following guidelines on the use of the Hypermarket grocery cart:

  1. A SM Hypermarket personnel must accompany our resident when using the Hypermarket grocery push cart going up to the unit.
  2. Earthquake Bulletin

In reference to the earthquake we experienced last September 13, 2019 at around 4:29PM, please be informed that the Property Management Team has conducted property damage assessment throughout our building and all our equipment. Based on our findings, we have not found any major damages that could affect the safety of anyone in the property. We will also be getting services of our structural consultant to certify the structural stability of the building.

Work Permit and Gate Pass Issuance

Last August 15, 2019, the Board of Trustees approved that only Units with Fully Paid Assessments may be allowed to secure work permit and gate passes coming from and issued by the Property Management Office for various purposes.

This scheme is designed to prioritize the services provided to good standing unit owners by the Condominium Corporation, while creating practical and innovative ways to improve the collection efforts and efficiency of the property. Delinquent unit owners affect the cash flow and operational efficiency of the condominium corporation, thus compelling the Board of Trustees to strategize on how the burden of operating the condominium may be equitably distributed among all unit owners.

Assessments includes Water Bill, Violation Ticket Fines, Condominium and Parking Dues, and Interest for late payment. We hope that the unit owners would understand this decision which is designed to equalize the burden of maintaining the condominium to all users.

Water Disconnection Reminder

Please be informed that the Statement of Account (SOA) for units with unpaid condominium dues, water usage and other charges for the billing month of July, 2019 have been released thru your mail boxes.

Kindly settle the outstanding balance reflected on you SOA on or before August 6, 2019 to avoid water disconnection.

Disconnection of water supply for those who failed to settle their arrears is on August 7, 2019. This is in accordance to our approved Collection Policy.

Outdoor Gym

Please be advised that the Outdoor Gym will now be open for use starting July 1, 2019. The Outdoor gym will feature one (1) unit each of Chest Press, Arm Curl, Stationary Bike and Elliptical. In line with this, please see Implementing Rules and Regulations for the Outdoor Gym below.

  1. Operating hours: 6:00AM-10:00PM.
  2. Ages 15 and below are not allowed to use the fitness equipment.
  3. Proper fitness attire is required. Street clothes (jeans, khakis, etc.) are not allowed. Appropriate shirts and shoes must be worn at all times in the Outdoor Gym area. Sandals and flipflops are not appropriate footwear.
  4. Keep hands and feet clear from moving parts while equipment is in use. Place hands and feet only on the hand grips and foot pads provided.
  5. Each piece of equipment must be wiped clean after use for the benefit of the next user.
  6. Do not operate the equipment if it has loose or damaged parts. Report it immediately to the Property Management Office.

Intermittent Water Interruption

Please be advised that Manila Water Co., our water service provider, will have a scheduled water interruption starting 8:00PM today, March 14. 2019 up to 7:00AM tomorrow. This schedule will continue for the rest of the summer season. We advise everyone to make necessary preparation.

Tips On Responsible Water Consumption

With the recent operational adjustment being implemented by Manila Water to address the continued decline in water level at the La Mesa Dam, we are urging our unit owners/occupants to take necessary step to make our water consumption at the most conservative way. Notice of Annual General Membership Meeting

Please take notice that the Annual General Membership Meeting will be held on April 27, 2019 (Saturday), 10:00AM at the Jazz Residences Function Room, Metropolitan Avenue cor. N. Garcia Street, Brgy. Bel-Air, Makati City. Registration shall start at 8:30AM of April 27, 2019 and shall close at exactly 9:45AM.

Please be advised that only members who are registered owners of the condominium unit, as shown on the Condominium Certificate of Title, and who are not delinquent in the payment of their dues and assessments are qualified to attend and participate in this meeting and to vote during the election of members of the Board of Trustees. For this meeting, a member is considered delinquent if by April 4, 2019, 6:00PM, such member has unpaid dues, interests and other assessments billed until February, 2019 .

Monthly Rental of Motorcycle Parking

Please be informed that JRCC Board of Trustees has approved the monthly rental of motorcycle parking to cater motorcycles of registered residents of Jazz Residences. Rental fee is PhP 1,000.00 per slot.

Here are the requirements in renting a motorcycle parking:

  1. Filled up 2019 Motorcycle Sticker application form
  2. Filled up contract of lease
  3. Certificate of Motorcycle registration (original or photocopy)
  4. Official Receipt (original or photocopy)
  5. Notarized Deed of Sale, if registration is not in the applicant's name (original or photocopy)
  6. Sales invoice, if newly acquired vehicle (original or photocopy)
  7. Certification from company, if company owned vehicle
  8. Monthly rental fee of PhP 1,000.00 and motorcycle sticker fee of PhP 100.00

In line with this, please be advised that starting March 1, 2019, only motorcycle with 2019 Motorcycle Sticker will be allowed to park on the motorcycle slots exclusive to residents and we will strictly implement a "NO MOTORCYCLE STICKER, NO ENTRY" policy.

Unit Maintenance Reminders

This is to remind all unit owners and residents of the following maintenance works/activities which should be conducted regularly to avoid unnecessary inconvenience(s) and/or damage(s) to other units and common areas. You may get the service of outside contractors to do some of the maintenance works or you may opt to do them on your own.

Solid Waste Management/Garbage Disposal

  1. All wastes should be placed in a garbage bag and thrown in the garbage/MRF room located at 2/F of your building (Tower A & Tower C)
  2. There is a prescribed daily garbage pick-up schedule from units. Please do not leave your garbage bags along the hallways outside the prescribed garbage pick-up schedule.

    Note: We are enjoining everyone to dispose of all your wastes properly. Kindly refrain from flushing insoluble materials thru your kitchen sink and toilet bowls. Incidents of sewer backflows and leaks were traced to be caused by flushed items like shirts, underwear, cigarette butts, etc. Please understand that one's negligence will lead to bigger problems and may affect the whole community later on.

Grease Traps

All kitchen sink drains have been provided with grease traps underneath. Accumulation of grease/food waste can be avoided by installing a strainer in your kitchen sink. It is recommended to clean the grease trap once or twice a month to avoid over flowing and clogging of pipes. Avoid using enzymes, acids or solvents when cleaning your grease traps as this may affect the good bacteria/activated sludge being maintained in our Sewage Treatment Plant (STP) of Manila Water.

Sink Cabinet

Check and verify all sink cabinets if they are still in good condition. Make sure that sealants between counter, sink and splash boards are intact to prevent water leaks affecting unit(s) below.

Flexible Hose

This can be found connected with your faucets, water heaters, and water closets. Weekly checking for cracks and minor leaks is recommended to be done.

Range Hoods

Monthly cleaning of range hood filter is recommended to be done.

Air-Conditioning Units

Residents shall keep such device in good appearance and working condition and shall not allow leak/condensation to accumulate or make noise which disturbs other residents of the building. Air-conditioning drains must be regularly cleaned/de-clogged by the unit owner or resident to prevent clogging and water backflows. Any damage(s) caused by leaks and backflows to other residential units or areas shall be repaired by the unit owner, resident or tenant concerned.

Balcony Railings and Fittings

Balcony railings need attention due to their exposure to weather cycles. Periodic inspection and preventive repairs are needed to avoid deterioration and corrosion. Balcony railings can be constructed from a variety of different materials including aluminum, steel, cast iron and glass. Glass should be periodically inspected for cracks while steel and cast iron railings including fittings should be scraped, primed and painted every few years or at least once a year depending on the weather conditions. Powder coated materials should be pressure washed using filtered water at low pressure setting to avoid damaging the finish, cleaned with either a soft cloth or a brush using a solution of mild soap and warm filtered water and applied with a light coating of high-grade non-abrasive car wax to increase the service life of the coated surface.

Lastly, please be reminded that our House Rules Sections 2.4.1.1, 2.4.1.2, and 2.4.1.20 provide that each unit owner, tenant, and/or resident is obliged to keep and maintain his/her unit in good and sanitary condition and in a manner that shall not prejudice other unit owners, tenants, and/or residents. The unit owner, tenant, and/or resident shall also be solely responsible for compensating the affected unit owners, tenants, and/or residents for damages caused by the negligence of the former and for the persons for whom he/she is responsible for, whether visitors, employees, agents, contractors or dependents.
