New Traffic Flow

Swimming Pool Wristband

In line with our continuous efforts to improve the operations and usage of our swimming pools, please be advised that the Board of Trustees approved the issuance of swimming pool wristband to all pool users. Please see the guidelines below:

  1. Wristband will be color-coded. Per schedule.
    A. Monday and Thursday – YELLOW COLOR WRISTBAND
    B. Tuesday, Friday and Sunday – BLUE COLOR WRISTBAND
    C. Wednesday and Saturday – RED COLOR WRISTBAND
  2. For residents - Upon registration, the resident must submit to the 6/F amenity guard his Resident’s ID in exchange of the color coded wristband.
  3. For guests - Upon registration, the guest must submit to the 6/F amenity guard his swimming pool coupon or swimming pool registration form in exchange of the color coded wristband.
  4. The issued wristband must be worn at all times during the period of stay in the pool area. All swimmers not wearing the wristband will be asked to leave the pool area.

Implementation of the issuance of swimming pool wristband to all pool users will start on December 15, 2018. You may proceed to the Property Management Office or call us at +63 (2) 801-3209 for questions regarding this matter.

2019 Condominium and Parking Dues

We are pleased to announce that Jazz Residences Condominium Corporation Board of Trustees have already approved the Condominium Corporation’s Budget for the year 2019, with NO increase on the rate of Residential and Parking Dues. See details below:

  • Residential Units: PhP 92.00/sqm/month, Non-VAT
  • Parking Slots: PhP 73.00/sqm/month, Non-VAT

The first month billing for year 2019 will be released on January 15, 2019 which is due for payment on or before January 30, 2019.

You may visit the Property Management Office should you wish to see the Condominium Corporation’s 2019 Budget.

Lastly, the Board of Trustees have approved a 5% discount if you opt to pay in advance on or before March 31, 2019 your 2019 Condominium Dues up to December, 2019. The discount can only be availed if all past dues are settled on the day of availment. You may already coordinate with our Billing and Collection Group at our Payment Center for the computation of the amount you need to settle to avail of the discount.

Jazz Residences 2019 Vehicle Sticker

Please be advised that the application for 2019 JRCC Vehicle sticker will be available starting January 15, 2019 at the Property Management Office. The Board of Trustees has approved that the parking sticker fee for the amount of PhP 100.00 per sticker with maximum of three (3) stickers per slot owned. The requirements to be submitted to the Property Management Office prior to the release car sticker/s are as follows:

  1. Filled up 2019 Vehicle Sticker application form (Available at the Property Management Office)
  2. Certificate of Car Registration (original or photocopyy)
  3. Official Receipt (original or photocopy)
  4. Notarized Deed of Sale, if registration is not in the applicant’s name (original or photocopy)
  5. Sales invoice, if newly acquired vehicle (original or photocopy)
  6. Certification from company, if company owned vehicle.
  7. Notarized contract of Lease (if applicant is a tenant/lease)

In line with this, please be advised that starting March 1, 2019, only vehicles with 2019 Car Sticker will be allowed to enter the Parking Level exclusive to residents with Parking Slots and we will strictly implement a "NO CAR STICKER, NO ENTRY" policy. In addition, those Residents who do not have parking slots may park at the pay parking of Jazz Mall.

Real Property Tax Collection at Jazz

Greetings from the Property Management Office!

As part of our community service program, we are pleased to announce that the Makati City Hall-Treasury Department will be collecting Real Property Tax of any of your properties located in Makati City. This activity will happen on December 14, 2018 (Friday) at the Function Room 1, Jazz Residences from 9:00AM to 4:00PM.

Requirements

  • Copy of Tax Declaration. For units in Jazz Residences that CTC are not available yet, please coordinate with SMDC or
  • Old receipt of Real Property Tax Payment

Fitness Gym 1 Mirror Replacement

Please be advised that Fitness Gym 1 will be closed on September 26, 2018 to give way to the replacement of broken mirror panels. Our contractor, Padua International Corporation will facilitate the rectification. Kindly do necessary adjustments with regards to the said activity.

Hoisting Rope Replacement

Please be advised that Jardine Schindler Elevator Corporation, our contractor for our Elevator system, will be conducting replacement of Hoisting ropes. This is to address the jerking of elevators experienced on the lower floors. Please see table below for the schedules.

  1. Pay via Over the Counter at Property Management Office
    • Cash or Check - visit Property Management Office, 2/F Tower C, Jazz Residences (from 9:00AM to 12:00PM and 1:00PM to 6:00PM, except on holidays).
    • Please make your check payable to Jazz Residences Condominium Corporation.

  2. Pay via Over the Counter at any BDO Branch using the Payment Slip (for cash payments only)

    • Indicate your Reference Code under Subscriber's Account

  7. Pay via Automatic Debit Arrangement - Automatic Fund Transfer from payor via debiting their account and crediting to the account of the Condominium Corp. (via Property Management Office).

Usage of RFID

Please be reminded on the proper use of RFID Access Card thru our Ground Floor Main Lobbies, Parking Levels and Amenity Lobbies.

Jazz Residences envisions a safe and secure environment with the implementation of this control system to deter crime via ingress control, as well as to provide privacy and exclusivity via access control thereby enhancing its property value.

Here are some items we wish to highlight in our guidelines:

  1. How to use the RFID:
    • Tap the RFID card on the device in each access doors.
    • Each RFID card should be presented to the Lobby Guard/Doorman, in cases when a large group of people are entering the lobby.
    • The use of RFID card in Tower other than the registered Tower is restricted.
    • RFID cards are non-transferrable. Improper and unauthorized use of RFID cards shall be charged a penalty.

  2. Safety rules:
    • In case of a lost RFID card, immediately report to the nearest lobby or the Property Management Office to deactivate the card. An Affidavit of Loss shall be executed before a request for re-application of new RFID card. Replacement card shall be charged with PhP 500.00 (VAT Inclusive).
    • For tenants, only registered occupants in the rented unit will be issued an RFID access card. Said RFID card of tenants must be returned to the Property Management Office upon move-out. Returning an RFID card is a requirement for move-out clearance.

Photo Capturing of Guests

In line with our efforts to improve the safety and security here in Jazz Residences, we shall be implementing the taking of photos of all authorized guests endorsed by unit owners starting October 30, 2017 (Monday).

For your guidance, please see below Implementing Rules and Regulations:

  1. All guests must be endorsed to the Property Management Office at least one (1) day prior to the arrival in the property.
  2. Upon arrival of the guest(s), a Government ID should be surrendered to the reception lobby in exchange of a Guest Pass.
  3. A photo of all the guests will be taken thru webcam before they will be allowed to proceed to their unit.

Vehicle Entrance and Exit

Please be advised that the Board of Trustees approved the 2-way traffic at Metropolitan Ave. Starting October 2, 2017 (Monday), entrance until ramp and exit at Metropolitan Avenue will be allowed. While N. Garcia Ave. will only be for the vehicles entrance for Mall and Residential.

Please be guided accordingly.

Discouragement of Monetary Tokens

Please be reminded that all monetary transactions are to be done ONLY with our Property Management Staff in the Property Management Office during office hours (Monday - Sunday, 9:00AM - 6:00PM). We appreciate your show of kindness to our staff for their service, however the Condominium Corporation discourages any form of tipping and/or token given to any of our staff. You may instead email your appreciation for the invaluable service rendered to you to jazz.admin@greenmist.ph so it may be duly recognized.

Our premises are equipped with CCTV cameras and any staff seen accepting any tokens, gifts, and/or token shall be dealt with accordingly.

Rainy Season Preparedness

Please be reminded of the following precautionary measures to keep you and your unit safe and secure during this rainy season:

  • Heavy rainfall is expected, be sure to securely close your windows before leaving your unit to avoid rain water from entering through open windows.
  • Power interruptions may occur so be sure to have flashlights or battery operated lamps ready for you convenience. Please refrain from using lighted candles to avoid any fire incidents.
  • Please inform the Property Management Office (PMO) if there are leaks observed in your units, or damages caused by the continuous rains and in the event of typhoons.
  • Ensure that the water drain inside your unit, balcony and air conditioning drain line are all free from any materials which may cause clogging. Several incidents of water leaks affecting some units are due to overflowing water from the units above them due to clogged drains.

Finally, please be reminded that as per Princeton House Rules and Regulations under No. 13.2 Insurance - "that it is strongly recommended to seek advice from a reputable insurance company with regard to the level and extent of cover which would meet the owner’s requirement" . It is highly recommended by the PMO that every unit owner enroll their unit for an insurance coverage that is very useful in case of property damage/s etc.

The Day of Valor

Relative to Proclamation No. 1071, s. 2015 issued by the President of the Philippines, please be informed that April 9, 2016 (Saturday) has been declared as Special Non-Working Holiday in celebration of the The Day of Valor (Araw Ng Kagitingan).

Children’s Playground

We are pleased to formally announce the opening of our Children’s Playground located at 6/F Central Amenity in front of Tower D. With this, we wish to inform you of the following Playground Rules and Regulations as follows:

  • Operating Hours: 7:00AM to 8:00PM
  • The play area is designed for children 3 to 12 years of age.
  • Adult supervision is required for children under 12 years of age. Adults accompanying the children are responsible for their safety.
  • Alcoholic drinks, drugs, food, breakable glasses / bottled drinks and any form of horseplay shall not be allowed in the play area.
  • All playground equipment should be used in proper and safe manner.

Holy Week

Relative to Proclamation No. 1071, s. 2015 issued by the President of the Philippines, please be informed that March 24 (Thursday) to 26 (Saturday), 2016 has been declared as Regular Holiday in observance of the Holy Week.

New Delivery and Pull-Out Schedule

Please be informed that during the regular monthly Board of Trustees meeting, the Board of Trustees approved the new delivery and pull-out schedule to accommodate requests of unit owners especially those that have weekday work schedule. New delivery schedule is as follows:

  • Monday to Friday, 9:00AM to 6:00PM
  • Saturday, 9:00AM to 12:00PM

Additionally, please be reminded of Jazz Residences House Rules and Regulations under Section 8.3.1 that Residents shall be required to secure a Gate Pass from the Property Management Office listing all large items that will brought in or out of the building. The Gate Pass shall bear the signature of the unit owner / tenant / resident or his / her representative to be valid.
