Thermal Scanning for Electrical Rooms (Tower A)

Please be advised that Phases Electrical Contractor Corporation, the awarded contractor for the preventive maintenance of electrical system in Jazz Residences will be conducting a Thermal Scanning of Electrical Rooms in Tower A. This activity will ensure the reliability of our Electrical System.

Thermal scanning will be on August 6-8, 2018, 6:00PM - 10:00PM, however in preparation of the activity, there will be a power interruption on the dates mentioned from 9:00AM - 12:00PM. Power interruption will not be more than 20mins and units will be given emergency power supply (i.e. outlet for refrigerator and lighting fixture).

Tower D - Reliability Program For Service Elevator

Please be advised that Service Elevator will be shut down from 6:00AM of June 2, 2017 up to 10:00PM of June 23, 2017 . Schindler, our service provider for our elevator system will be doing works for the landing & elevator car doors. This is part of their Reliability Program to improve the performance of our elevator system.

In line with the ongoing program, please be advised that Passenger Elevator #5 will be used temporarily as the Service Elevator.

Tower B - Rectification Works For Elevator #2

Please be advised that Passenger Elevator #2 will undergo rectification works starting May 20, 2017 up to June 30, 2017 . Schindler, our service provider for our elevator system will be doing works for the electrical and mechanical system. This is part of the rectification works to have the elevator operational.

Swimming Pool

Swimming Pool

Please be informed that Jazz Residences swimming pool contractor – IASCO, shall facilitate a scheduled preventive maintenance and general cleaning of our swimming pools (adult and kiddie pools) with details as follows:

Preventive maintenance shall include general cleaning of the swimming pool area, shock chemical treatment of the water, filtering and vacuum, checking of filter pumps and accessories. During the said activity, swimming pools shall be CLOSED to give way to the preventive maintenance.

Tower A - Fire Protection and Alarm System

In connection to the circular released last February 27, 2016, the Property Management Office (PMO) would like to request for your permission to grant us access inside your unit together with your authorized representative. Replacement of existing smoke detector/s will be done which will last a maximum of 30 minutes. This is needed to ensure system efficiency and reliability.

Kindly refer to pictures below, if the Smoke detector/s inside your unit is under the “OLD” category, please contact the Reception desk at (02) 403-4230 or PMO at (02) 893-1303 for your preferred schedule.

We have requested the contractor to extend their services for the Smoke detectors. Failure to provide schedule by April 30, 2016, the unit owner will be liable for consequential damages brought in case of Fire or any other related incident.

Tower A - Water Interruption

Please be informed that there will be a scheduled water interruption for the whole Tower A on February 28, 2016 (Sunday) from 12:00AM up to 6:00AM to give way for the replacement of one (1) unit of defective Butterfly Valve which regulates the pressure of the supply of water inside the unit.

Kindly do the necessary preparation or adjustment as needed.

Pest Control Schedule and Free Monthly Pest Control For The Units

We are pleased to announce that effective March 1, 2016 , ALL UNITS are entitled for a FREE once a month pest control. This is part of the Property Management Office’s (PMO) initiative to pre-empt and contain possible pest manifestation. Below is the schedule given by our pest control provider – Gepestcon Co.:

  • Tower A – Every 1st Week of the Month
  • Tower B – Every 2nd Week of the Month
  • Tower C – Every 3rd Week of the Month
  • Tower D – Every 4th Week of the Month

Finally, please be informed that there will be a general pest control treatment in our Common Areas (Lobbies, Hallways, Fire Exits, etc.), Podium Level, and Offices on March 5 (Saturday) and March 19 (Friday), 2016 from 10:00AM onwards. Main Lobbies, Garbage Room, and 6/F Amenity Lobbies shall have a weekly pest control schedule (every Sunday, 8:00PM onwards).

Tower D - Tile Replacement at 6/F Amenity Lobby

In order to preserve the aesthetic value of our common area, Schematics, a contractor of SMDC, will be replacing the floor tiles to address the scratches and stains at Tower D, 6/F Amenity Lobby. Tiling works is scheduled from February 16, 2016 up to March 4, 2016, 8:00AM to 5:00PM Mondays to Fridays and 8:00AM to 12:00PM during Saturdays .

Please be informed that there will be board-ups installed on the 6/F Elevator Lobby during the installation of the tiles. Rest assured that there will be elevators that will stop at the 6/F and cleanliness will be observed during the tiling works.

Tower C - Power Interruption

Please be advised that SMDC Engineering Team in coordination with the Property Management Office shall conduct an electrical maintenance shutdown on Tower C Residential Load on February 9, 2016 (Tuesday), from 9:00AM to 12:00PM .

With this, please expect that there shall be no normal power inside the units. Instead the generator sets will be operated to provide emergency power during the power interruption schedule. Please see below Manual Transfer Switch guide for your reference:

Unit Maintenance Activities

This is to remind all Residents of the following maintenance works / activities which should be conducted regularly to avoid unnecessary inconvenience(s) and/or damage(s) to other units and common areas. You may get the services of outside contractors to do some of the maintenance works or you may opt to do them on your own. The Property Management Office may assist you by providing contact details of Condo Corp. - accredited outside contractors.

Solid Waste Management / Garbage Disposal:

  1. Each Unit Owner / Tenant must sort out dry from wet garbage, put them in separate garbage bags and seal them before disposing during the scheduled garbage collection every day. Our housekeeping staff shall visit every floor and ring bells to alert the residents. Schedule of the garbage collection are as follows:

    • 7:00AM to 9:00AM
    • 1:00PM to 3:00PM
    • 8:00PM to 10:00PM

  2. Should you fail to dispose of your garbage during these times, kindly proceed to the 2/F Parking Levels of your Tower where a garbage holding area has been set-up for your convenience.
  3. All construction debris must be disposed of by the Unit Owner’s / Tenant’s contractor. Failure to do shall entitle the Property Management to dispose of the same and charge costs of disposal and penalty to the Unit Owner / Tenant.
  4. Garbage bins, garbage bags and the like containing garbage of the Unit Owner / Tenant is strictly prohibited being temporarily stored at the Common Areas.
  5. The Property Management Office (PMO) reserves the right to issue a Violation Ticket with corresponding penalties, subject to reasonable adjustment as may be deemed necessary by the Board of Trustees of JRCC on any violations committed by the Unit Owner / Tenant in relation to items 1-4.

Grease Traps:

All kitchen sink drains have been provided with grease straps underneath. This must be maintained by the resident through checking and cleaning of the grease traps by removing accumulated grease / food waste at least once a week. Accumulation of grease / food waste can be avoided by installing a strainer in your kitchen sink. We also recommend cleaning once or twice a month to avoid over flowing and clogging of pipes.

Sink Cabinet:

Check and verify all sink cabinets if they are still in good condition. Make sure that sealants between counter, sink and splash boards are intact to prevent water leaks affecting unit(s) below.

Flexible Hose:

This can be found connected with your faucets, water heaters, and water closets. Checking for cracks and minor leaks is recommended to be done weekly.

Kitchen Exhaust / Range Hoods:

Cleaning of kitchen exhaust / range hood filter is recommended to be done monthly.

Air-Conditioning Units:

Residents shall keep such device in good appearance and working condition and shall not allow leak / condensation to accumulate or make noise which disturbs other residents of the building. Air-conditioning drains must be regularly cleaned / de-clogged by the unit owner or resident to prevent clogging and water backflows. Any damage caused by leaks and backflows to the unit and other resident’s units or any other property shall be repaired by the unit owner, resident or tenant concerned.

Unit Balconies:

Remove and clean unnecessary material stacked in the drains that might cause water backflow resulting water to enter the unit and might reach the common areas. As courtesy to your neighbor and the whole Jazz Residences community, please refrain from throwing your garbage into your windows and balconies.

Lastly, please be reminded of the provision of our House Rules 2.4 Upkeep and Repair, to wit:

"Each unit owner, tenant, and or resident is obliged to keep and maintain his/her unit in good and sanitary condition. Unit owners, tenants, and/or resident shall keep their unit/s in good habitable condition and in a manner that shall not prejudice other unit owners, tenants and/or residents. Expenses for the upkeep and repair of each unit shall be shouldered by the unit owner, tenant, and/or resident."

Tower D - Tile Replacement at 6/F Amenity Lobby

Water Interruption

To address the noise concerns brought about the operations of the booster pumps at the roof deck, SMDC Engineering through their accredited supplier shall conduct installation of silencing pads at the roof deck. Preparation works for our booster pump will start on January 7, 2016 from 12:00AM to 1:00AM and installation will start on January 8, 2016 from 12:00AM to 5:00AM .

Our Property Engineer shall be on-site to supervise the activity and ensure that the timeline is met by the contractor.
